We feel our "strongest suit" is our experience and knowledge we offer to our clients in the way of counseling. We believe counseling to be the number one step, and the most important step, in any investment real estate transaction. Without proper counseling, the client will never realize his optimum investment opportunities. Our desire is to work with a client in a long term relationship. We will spend the necessary time with clients to set long term investment goals. The primary reason to invest in real estate is to build one's estate, and through the counseling process we will create an investment plan to accomplish this goal.



1031 TAX DEFERRED EXCHANGES


Years and years of experience make us your number one choice in exchanging. Ken was honored with an award for executing and closing "the most creative commercial investment transaction" in the United States, utilizing a many-legged 1031 exchange. For years we have been teaching courses on exchange techniques nationwide to other real estate professionals, and believe our business is enhanced by the stimulus our research and teaching affords us. We can handle the simultaneous 1031 exchange, or the delayed "Starker" 1031 exchange, and are well-versed in both. Under current tax laws it is essential the structure of a transaction be handled properly to defer taxes under the guidelines set forth in the Internal Revenue Code.



MORTGAGE & TRUST DEED INVESTMENTS


This aspect of our business is one that is especially attractive to investors who are not necessarily interested in "owning" real estate, but can appreciate the exceptional yields mortgages and trust deeds can provide. Ken was selected to be an instructor for the National Association of Realtors, teaching classes nationwide for years to students working towards the achievement of the CCIM designation, the "Ph. D. of Commercial Investment Real Estate". He also has been hosting his own seminars since 1980-"Creative Solutions" and "Broker Estate Building". His courses have been approved by several states for continuing education credits for real estate professionals, and his accolades are well acclaimed. SHARED OWNERSHIP OF RESORT PROPERTIES


Another lesser known aspect of the real estate business is the creation and management of Shared Ownership's in resort properties. We have created and marketed several Shared Ownership properties in popular resort areas and continue to mange these properties for the owners. No one ever utilizes all the time available in their solely owned vacation home; therefore dividing it into a shared ownership concept makes perfect sense, both logically and economically. In "time shares" the property is divided in 52 weeks or 52 shares. This is not real estate ownership, just "time" ownership; the property gets too much wear and tear, and there is very little flexibility in when owners may utilize the property. All of these objections are overcome with shared ownership and fewer owners. It works! Properties are professionally managed so there is nothing left for owners to do but enjoy their vacation.
